The business

Regency Centers Corporation (NASDAQ: REG) is a fully integrated real estate investment trust that owns, develops, and operates neighborhood and community shopping centers throughout the United States. The company's website is www.regencycenters.com.

As of December 31, 2025, Regency maintains full or partial equity ownership interests in 481 properties encompassing approximately 58.4 million square feet of gross leasable area, with a pro-rata share of approximately 50.5 million square feet including unconsolidated real estate partnerships. The company's portfolio is predominantly anchored by market-leading grocery stores and complemented by necessity, service, convenience, and value-based retailers serving essential community needs. Regency's properties are principally located in suburban trade areas with compelling demographics across the United States.

The company operates through a parent-subsidiary structure, with Regency Centers Corporation serving as the REIT parent and general partner, while Regency Centers, L.P. functions as the operating partnership holding substantially all assets and conducting day-to-day operations. As of December 31, 2025, the parent company owned approximately 97.9 percent of the common units in the operating partnership. Regency maintains 27 market offices nationwide and employs 507 people, none of whom are represented by collective bargaining units.

Regency's business model centers on generating revenue through leasing space to retailers and service providers, with income derived from base rent, percentage rent, termination fees, tenant recoveries, and other lease-related income. The company pursues a disciplined strategy focused on same-property net operating income growth, reinvestment of free cash flow into high-quality developments and redevelopments, and maintenance of a conservative capital structure with strong liquidity and carefully managed debt maturities.

The company has been an S&P 500 Index member since 2017 and ranks among the largest shopping center owners in the United States by revenues, number of properties, gross leasable area, and market capitalization. Regency's competitive advantages derive from its market positioning, property quality, surrounding demographics, tenant relationships, experienced leadership, and development and acquisition capabilities. The company emphasizes corporate responsibility across four pillars: its people, communities, ethics and governance, and environmental stewardship.
