To comprehensively serve its homebuilding customers, NVR also operates mortgage banking and title services businesses.

The company operates through four reportable homebuilding segments organized by geographic region: Mid Atlantic, North East, Mid East, and South East. These segments collectively span thirty-seven metropolitan areas across sixteen states and Washington, D.C. NVR markets its homes under three primary trade names: Ryan Homes, which targets first-time and first-time move-up buyers; NVHomes, which serves move-up and luxury buyers; and Heartland Homes, which operates in the Pittsburgh metropolitan area.

NVR's homebuilding operations employ a distinctive lot acquisition strategy, typically acquiring finished building lots from third-party land developers through fixed-price lot purchase agreements with forfeitable deposits rather than engaging in direct land development. This approach minimizes the financial risks and capital requirements associated with land ownership. The company utilizes independent subcontractors under fixed-price contracts to perform construction work and does not depend on any single subcontractor or small group of subcontractors.

The mortgage banking subsidiary, NVR Mortgage Finance, Inc., originates mortgage loans exclusively for NVR homebuyers and generates revenues through origination fees, gains on loan sales, and title fees. The subsidiary sells substantially all originated loans into secondary markets on a servicing-released basis, typically within thirty days of closing.

As of December 31, 2025, NVR employed approximately 6,300 full-time employees, with roughly 5,320 in homebuilding operations and 980 in mortgage banking operations. The company's homes range in price from approximately $170,000 to $2.3 million, with an average settlement price of $460,600 in 2025. NVR maintains a disciplined approach to capital allocation and emphasizes internal promotion of employees, with significant executive tenure demonstrating organizational stability and continuity.
