As of December 31, 2025, CareTrust REIT owns, directly or indirectly through consolidated joint ventures, 407 skilled nursing facilities and senior housing communities consisting of 37,628 operational beds and units located across 32 states and the United Kingdom. The portfolio generates revenues primarily through triple-net lease arrangements where tenants assume responsibility for property-related costs including taxes, insurance, maintenance and capital expenditures. During 2025, CareTrust REIT completed its acquisition of Care REIT plc and substantially all assets of Impact Health Partners LLP, significantly expanding its United Kingdom presence with 131 U.K. Care Homes. The company also established a Senior Housing Operating Portfolio platform utilizing the RIDEA structure, which provides direct exposure to operational results through third-party management agreements rather than traditional triple-net leases.
