The Macerich Company (NYSE: MAC) is a self-administered and self-managed real estate investment trust engaged in the acquisition, ownership, development, redevelopment, management and leasing of regional and community shopping centers throughout the United States. The company operates through The Macerich Partnership, L.P., a Delaware limited partnership in which it serves as sole general partner and majority owner, along with several management companies providing integrated real estate services.
As of December 31, 2025, the company's portfolio comprises 38 shopping centers totaling approximately 39 million square feet of gross leasable area. The portfolio includes 37 regional retail centers, which typically exceed 400,000 square feet and are anchored by multiple department or large retail stores, plus one community/power shopping center. These centers average approximately one million square feet each and range from 205,000 to 3.3 million square feet. The portfolio contains approximately 127 anchor tenants occupying roughly 18.3 million square feet and approximately 4,600 mall stores and freestanding stores occupying approximately 19.2 million square feet.
The company's centers derive approximately 73 percent of total rents from mall stores and freestanding stores under 10,000 square feet, with the remaining 27 percent from big box and anchor tenants. Major tenants include Dick's Sporting Goods, Victoria's Secret & Co., Signet Jewelers Limited, Abercrombie & Fitch Co., The Gap Inc., LVMH Inc., Primark US Corp, AE Outfitters Retail Co., H&M Hennes & Mauritz L.P., and Zara USA Inc.
