National tenants account for over 70 percent of total annualized base rent, with public company tenants comprising over 29 percent. The company's largest tenant, Starbucks, represents only 2.6 percent of annualized base rent, and the top ten tenants comprise less than 14 percent of total rent.
Curbline was spun off from SITE Centers Corp. on October 1, 2024, when SITE Centers distributed shares of Curbline common stock to its shareholders at a ratio of two Curbline shares for every one SITE Centers share held. The spin-off transferred 79 convenience shopping centers and related assets to Curbline as a newly independent public company. The company operates through an umbrella partnership structure with substantially all properties and assets held through Curbline Properties LP, a Delaware limited partnership.
As of December 31, 2025, Curbline employed 39 full-time employees. The company has elected to be taxed as a REIT under federal income tax laws and intends to maintain that status in future periods.
