Acadia Realty Trust (NYSE: AKR) is a fully-integrated equity real estate investment trust focused on the ownership, acquisition, development, and management of high-quality retail properties located primarily in high-barrier-to-entry, supply-constrained, densely populated metropolitan areas throughout the United States. The company operates through an umbrella partnership REIT structure, with all assets held by and operations conducted through Acadia Realty Limited Partnership and its affiliated entities. As of December 31, 2025, Acadia controlled approximately 96% of the Operating Partnership as the sole general partner.

The company operates through two complementary platforms. The REIT Portfolio comprises a high-quality core portfolio of open-air street retail assets and select urban assets located in premier U.S. retail corridors including SoHo, Madison Avenue, Williamsburg, and the West Village in New York; Georgetown in Washington, D.C.; Chicago's Gold Coast; and Henderson Avenue in Dallas, Texas, complemented by suburban properties in supply-constrained trade areas. The Investment Management platform manages institutional capital through strategic opportunity funds and co-investment ventures, earning revenues through management services and incentive fees based on investment performance.

As of December 31, 2025, Acadia owned or held an ownership interest in 228 properties through its REIT Portfolio and Investment Management platform. The majority of operating income is derived from rental revenues from operating properties, including expense recoveries from tenants, offset by operating and overhead expenses. The REIT Portfolio derives 44.8% of annual base rents from the greater New York metropolitan region and 18.4% from Chicago, while Investment Management derives significant revenues from the Southeast, New York, and Northeast metropolitan regions.

The company maintains a fully integrated operating platform with core functions including leasing, property management, construction, finance, and legal typically performed by in-house teams. Acadia employs 138 people as of December 31, 2025, with 109 located at its executive office and 29 at regional property management offices. The company's website is www.acadiarealty.com.
