The company operates through four reportable segments following its strategic decision to exit its general contracting and real estate services business. The retail real estate segment comprises a portfolio concentrated in high-barrier-to-entry markets anchored by creditworthy tenants including grocery stores and big-box retailers, with an occupancy level of 94.9% as of December 31, 2025. The office real estate segment consists primarily of Class A office space located in mixed-use town centers such as the Town Center of Virginia Beach and Harbor Point in Baltimore, maintaining 96.4% occupancy. The multifamily real estate segment owns and operates luxury apartment communities, primarily within mixed-use developments, providing stable cash flows and serving as an inflation hedge through short-term leases with 94.6% occupancy.
