The company operates through four primary reportable segments: Philadelphia Central Business District, Pennsylvania Suburbs, Austin Texas, and Other markets including Washington D.C., Northern Virginia, Southern Maryland, Camden County New Jersey, and New Castle County Delaware. Brandywine maintains a concentrated geographic strategy focused on urban town centers and central business districts where it can achieve economies of scale and establish market leadership through full-service local operations providing property management, leasing, development, and construction expertise.
Brandywine was organized in 1986 as a Maryland REIT and owns its assets and conducts operations through Brandywine Operating Partnership L.P., a Delaware limited partnership formed in 1996, in which the parent company maintains a 99.7% ownership interest. The company operates as an UPREIT structure designed to permit property contributors to defer tax liabilities upon contribution. As of December 31, 2025, Brandywine employed approximately 268 full-time employees and ten part-time employees across offices in Philadelphia, Radnor, McLean, Mount Laurel, Richmond, Wilmington, and Austin.
