As of December 31, 2025, Brixmor's portfolio comprises 348 shopping centers totaling approximately 63 million square feet of gross leasable area, primarily consisting of grocery-anchored community and neighborhood shopping centers. The portfolio is strategically concentrated in the top 50 core-based statistical areas across the country, with approximately 81 percent of annualized base rent derived from grocery-anchored properties and 72 percent of annualized base rent located in top 50 U.S. metropolitan areas. The company's three largest tenants by annualized base rent are The TJX Companies, Inc., The Kroger Co., and Burlington Stores, Inc., though no single tenant accounts for more than five percent of consolidated revenues.
Brixmor's business model focuses on maximizing total returns to stockholders through consistent, sustainable cash flow growth. The company pursues this objective through several key strategies: driving internal growth via embedded rent escalations, below-market rent resets, and occupancy expansion; pursuing value-enhancing reinvestment opportunities through repositioning and redevelopment projects; prudently executing acquisition and disposition activity to optimize portfolio quality; and maintaining a flexible capital structure. During 2025, the company acquired $420.6 million in assets and generated $289.2 million in net proceeds from property dispositions.
The company operates with 464 employees as of December 31, 2025, including 462 full-time employees. Brixmor maintains investment-grade credit ratings from all three major rating agencies and has access to multiple forms of capital including secured property-level debt, unsecured corporate debt, preferred equity, and common equity. The company's unsecured credit facility consists of a $1.25 billion revolving credit facility and a $500 million term loan facility, with maturities extended to April 2029 and April 2030, respectively.
