The business

Brookdale Senior Living Inc. (NYSE: BDL) operates as the nation's largest operator of senior living communities, serving approximately 51,000 residents across 584 communities in 41 states as of December 31, 2025. The company's website is brookdale.com.

The company provides a comprehensive continuum of senior living services including independent living, assisted living, memory care, and continuing care retirement communities (CCRCs). As of year-end 2025, Brookdale owned 370 communities with 33,262 units, leased 178 communities with 10,608 units, and managed 36 communities with 4,374 units. The company generated resident fee and management fee revenue of approximately $3.1 billion, with 93.9% derived from private pay residents and 4.8% from government reimbursement programs.

Brookdale's three reportable segments are Independent Living, which contributed 19.4% of resident fee and management fee revenue; Assisted Living and Memory Care, representing 68.9% of revenue; and CCRCs, accounting for 11.3% of revenue. The Assisted Living and Memory Care segment operates 480 communities with 30,553 units, including 100 freestanding memory care communities. The company employs approximately 33,000 associates, with 68% in full-time positions.

The company was formed in 2005 through the combination of Brookdale Living Communities and Alterra Healthcare Corporation. Subsequent acquisitions of American Retirement Corporation, Horizon Bay, and Emeritus Corporation established Brookdale as the industry's largest operator. The company has since disposed of over 450 communities through strategic capital recycling initiatives.

Brookdale's competitive strengths include its geographically diverse portfolio, ability to provide multiple service levels enabling residents to age-in-place, significant economies of scale in procurement and operations, and centralized support infrastructure. The company's scale positions it uniquely to participate in value-based care partnerships with healthcare systems and providers. Strategic priorities focus on attracting and retaining quality associates, enhancing resident and family satisfaction, achieving operational excellence, improving healthcare and wellness offerings, leveraging technology innovation, and growing the senior living portfolio through acquisitions and development opportunities.

Fund ownership counts N-PORT filers only, so it is a floor rather than a census — pensions, insurers and direct holders are not visible here, and the remainder is not “held by individuals”.
