What CareTrust REIT, Inc. does

In the company’s own words

CareTrust REIT, Inc. (NASDAQ: CTRE) is a self-administered, publicly-traded real estate investment trust engaged in the ownership, acquisition, financing, development and leasing of skilled nursing facilities, senior housing communities and other healthcare-related properties. The company's website is www.caretrustreit.com.

As of December 31, 2025, CareTrust REIT owns, directly or indirectly through consolidated joint ventures, 407 skilled nursing facilities and senior housing communities consisting of 37,628 operational beds and units located across 32 states and the United Kingdom. The portfolio generates revenues primarily through triple-net lease arrangements where tenants assume responsibility for property-related costs including taxes, insurance, maintenance and capital expenditures. The company also extends secured mortgage loans, mezzanine loans and preferred equity investments to healthcare operators, and partners with institutional investors in consolidated joint ventures for real estate acquisitions.

The portfolio is geographically diverse with the highest revenue concentrations in California, the United Kingdom, Texas and Tennessee. Skilled nursing triple-net properties represent 74 percent of revenue while senior housing triple-net properties account for 25 percent. The company maintains a significant relationship with The Ensign Group, Inc., which accounts for 23 percent of total annualized contractual rental income across 113 leased properties.

During 2025, CareTrust REIT completed its acquisition of Care REIT plc and substantially all assets of Impact Health Partners LLP, significantly expanding its United Kingdom presence with 131 U.K. Care Homes. The company also established a Senior Housing Operating Portfolio platform utilizing the RIDEA structure, which provides direct exposure to operational results through third-party management agreements rather than traditional triple-net leases.

CareTrust REIT's competitive strengths include its geographically diversified property portfolio, long-term triple-net lease structure providing stable cash flows, access to capital markets for growth funding, experienced management team with deep healthcare industry expertise, and ability to identify and partner with qualified healthcare operators and managers. The company maintains REIT status and distributes at least 90 percent of taxable income annually to shareholders.
