COPT Defense Properties (NYSE: CDP) is a fully-integrated and self-managed real estate investment trust focused on owning, operating and developing properties in locations proximate to key U.S. Government defense installations and missions. The company's website is www.copt.com.

As of December 31, 2025, COPT Defense Properties operates a portfolio of 207 properties totaling approximately 25.2 million square feet, with five additional properties under development expected to total 646,000 square feet upon completion. The company also controls approximately 1,050 acres of developable land believed capable of supporting approximately 10.6 million square feet of future development. The Defense/IT Portfolio comprises 201 operating properties representing 90.3 percent of annualized rental revenue, while six other properties in the Greater Washington, DC/Baltimore region represent 9.7 percent of revenue.

The company's portfolio is predominantly comprised of office properties and single-tenant data center shells. The Defense/IT Portfolio includes properties serving demand drivers such as high-priority U.S. Government facilities and missions related to intelligence, surveillance, reconnaissance, missile defense, space activities, cybersecurity and research and development. The portfolio is geographically concentrated in the Mid-Atlantic region, particularly the Greater Washington, DC/Baltimore area, with additional properties in Huntsville, Alabama, Northern Virginia, Washington, DC and San Antonio, Texas.

COPT Defense Properties operates through its operating partnership, COPT Defense Properties, L.P., which owns real estate directly and through subsidiary partnerships and limited liability companies. The company also owns subsidiaries providing real estate services including property management, development and construction services. The company's workforce comprises 430 employees based in Maryland, Virginia, Washington, DC, Alabama and Texas, with over one-third carrying government credentials.

The company's tenants include the U.S. Government and its defense contractors engaged in priority national security activities. As of December 31, 2025, the U.S. Government was the largest tenant accounting for 35.4 percent of annualized rental revenue, while the ten largest tenants collectively represented 64.4 percent of total annualized rental revenue. The company's business strategy emphasizes properties requiring mission-critical and high-security enhancements, including Sensitive Compartmented Information Facilities and Anti-Terrorism Force Protection capabilities.
