The company's core business focuses on lifestyle office properties, which Cousins defines as well-located, modern or modernized buildings that are professionally managed and maintained with high-demand amenities designed to support corporate recruitment and retention efforts. This strategic positioning enables the company to achieve consistently higher occupancy rates compared to other office buildings in its markets. Cousins operates through Cousins Properties LP, in which it owns in excess of 99 percent, and conducts its business primarily through its office real estate segment measured by geographic area.
