As of December 31, 2025, CTO owns and manages 21 commercial real estate properties across seven states, comprising 5.5 million square feet of gross leasable space. The company's portfolio consists primarily of 17 shopping centers generating $102.4 million in annualized straight-line base lease payments, along with four other income property assets generating $3.8 million in annualized revenues. The shopping center portfolio maintains a weighted average remaining lease term of 5.0 years with an economic occupancy rate of 92 percent as of year-end 2025.

CTO operates through multiple business segments. Its income properties segment generated $132.2 million in revenues during 2025, representing the largest portion of total revenues of $149.5 million. The company's management services business, which includes fee-based management of Alpine Income Property Trust, Inc. (PINE), contributed $4.8 million in management fee income. Commercial loans and investments generated $12.5 million in interest income from a portfolio of four commercial loan investments and two preferred equity investments with a carrying value of $104.8 million. The company also maintains real estate operations related to historical subsurface mineral interests and mitigation credits.
