Essex Property Trust, Inc. (NYSE: ESS) is a self-managed and self-administered real estate investment trust that owns, operates, manages, acquires, develops and redevelops apartment communities, primarily in coastal markets in Southern and Northern California and the Seattle metropolitan area. Its customers are residential tenants; it also makes preferred-equity and other investments in multifamily properties and participates in real estate joint ventures. The company operates through Essex Portfolio, L.P., its controlled operating partnership, which holds substantially all its property interests and conducts its business. As of December 31, 2025, Essex owned or held interests in 259 operating apartment communities comprising 63,077 homes, alongside a development pipeline that included one consolidated project and various predevelopment projects. Essex’s portfolio includes apartment communities such as The Plaza, ROEN Menlo Park and ViO. The company completed its initial public offering in 1994 and has operated as a REIT since that year.
