The company maintains its principal executive offices in Chicago, Illinois and operates its business primarily through First Industrial, L.P., a Delaware limited partnership in which the company holds approximately 97 percent ownership as the sole general partner.
As of December 31, 2025, First Industrial's in-service portfolio consists of 414 industrial properties containing approximately 69.9 million square feet of gross leasable area distributed across 19 states. The company's investment strategy concentrates on 15 key logistics markets throughout the United States that exhibit favorable industrial real estate fundamentals, constrained future supply, diversified economic environments, population growth, natural barriers to entry and scarce developable land. These markets include Northern California, Southern California and Pennsylvania, which represent the company's largest geographic concentrations at 26.3 percent and 11.4 percent of consolidated net operating income respectively for the year ended December 31, 2025.
First Industrial employs 152 people, of whom 151 are full-time employees, with an average workforce tenure of approximately 12 years.
