The company is externally managed by Benefit Street Partners L.L.C., a wholly-owned subsidiary of Franklin Resources, Inc. operating under the Franklin Templeton brand.
The company operates through two primary business units: Commercial Real Estate Financing and Agency Business. The Commercial Real Estate Financing unit originates, acquires, and asset manages commercial real estate debt investments including first mortgage loans, subordinated mortgage loans, mezzanine loans, and participations in such loans. This segment also invests in real estate securities such as commercial mortgage-backed securities, collateralized debt obligations, and other structured credit products. The unit originates conduit loans intended for securitization and owns real estate acquired through foreclosure or direct purchase.
The Agency Business unit, acquired through the purchase of NewPoint Holdings JV LLC on July 1, 2025, originates, sells, and services multifamily finance products under programs offered by government-sponsored enterprises including Fannie Mae and Freddie Mac, as well as government agencies such as Ginnie Mae and the Federal Housing Administration. The company retains servicing rights and asset management responsibilities on substantially all loans it originates and sells under these programs and also services external portfolios of commercial real estate financing products.
As of December 31, 2025, the company employed 223 people, all of whom are NewPoint employees. The company conducts substantially all of its business through FBRT OP LLC, a Delaware limited liability company, and held 91 percent of the common units of membership interests in the operating partnership as of year-end 2025.
