Global Net Lease, Inc. (NYSE: GNL) is an internally managed real estate investment trust that acquires and manages a global portfolio of income-producing net lease properties across the United States, Canada, and Western and Northern Europe. The company operates through its primary operating partnership, Global Net Lease Operating Partnership, L.P., along with The Necessity Retail REIT Operating Partnership, L.P., following the acquisition and internalization of The Necessity Retail REIT in September 2023.
As of December 31, 2025, Global Net Lease owned 820 properties comprising 40.7 million rentable square feet with a 97 percent occupancy rate and a weighted-average remaining lease term of 6.1 years. The portfolio is diversified across three reportable segments: Industrial & Distribution properties representing 46 percent of annualized rental income, Retail properties at 27 percent, and Office properties at 27 percent. Geographically, approximately 74 percent of annualized rental income derives from properties in the United States and Canada, while 26 percent comes from European operations, primarily in the United Kingdom, The Netherlands, Finland, France, Germany, and the Channel Islands.
The company leases space to 231 different tenants operating across 71 industries, with no single tenant accounting for more than 6 percent of consolidated annualized rental income. Approximately 66 percent of rental income comes from Investment Grade rated tenants, either with actual investment grade ratings or implied investment grade ratings determined through proprietary Moody's Analytics tools. Approximately 86 percent of leases contain rent escalation provisions averaging 1.4 percent annual cumulative increases.
Global Net Lease maintains a disciplined investment strategy focused on acquiring strategically located properties in well-established markets with long-term lease structures and creditworthy tenants. The company employs 56 people across the United States and Europe and funds its operations through cash flows from operations, debt financing, equity offerings, and property dispositions. The company qualifies for taxation as a REIT under the Internal Revenue Code and distributes at least 90 percent of its REIT taxable income to stockholders.
