JBG SMITH was formed through a 2017 separation from Vornado Realty Trust, which spun off its Washington, D.C. segment assets. The company subsequently acquired the management business and certain assets of The JBG Companies, combining these operations to create its current platform. National Landing, encompassing Crystal City, eastern Pentagon City, and northern Potomac Yard in Northern Virginia, represents approximately 80 percent of the portfolio and serves as the centerpiece of the company's placemaking strategy, which involves strategically mixing residential and commercial buildings with retail and public spaces to create vibrant, walkable neighborhoods.

The company maintains REIT status under the Internal Revenue Code and generates significant revenue from U.S. federal government tenants, which accounted for 11.4 percent of total revenue in 2025. The company's competitive advantages include deep expertise in mixed-use urban infill development, disciplined capital allocation focused on long-term net asset value per share growth, and established relationships with major tenants including Amazon, which occupies approximately 2.1 million square feet of company-developed space.
