LXP focuses on acquiring, developing, and managing Class A warehouse and distribution real estate properties, primarily in target markets throughout the Sunbelt and lower Midwest regions of the United States. The company's investment strategy emphasizes general-purpose, well-designed industrial facilities with features including clear heights ranging from 28 to 40 feet, wide column spacing, efficient loading dock ratios, and ample parking. As of December 31, 2025, LXP owned equity interests in approximately 108 consolidated real estate properties located across 14 states, comprising approximately 52.7 million square feet of space with approximately 97.1% occupancy.
The company operates through a single reportable segment, managing its portfolio on an aggregated basis. LXP's properties are predominantly subject to net or similar leases where tenants bear substantially all operating costs including real estate taxes, utilities, insurance, and ordinary repairs.
