What Meritage Homes CORP does
In the company’s own words
Meritage Homes Corporation (NYSE: MTH) operates as a leading designer and builder of single-family attached and detached homes across the United States. The company maintains its corporate presence at www.meritagehomes.com and conducts homebuilding operations under the Meritage Homes brand name.
The company's primary business involves acquiring and developing land, constructing homes, and selling them to homebuyers, with a strategic focus on entry-level and first move-up price points. Meritage operates through three homebuilding reporting segments organized by geography: West, Central, and East regions, spanning twelve states including Arizona, California, Colorado, Utah, Tennessee, Texas, Alabama, Florida, Georgia, Mississippi, North Carolina, and South Carolina. As of December 31, 2025, the company actively sold homes in 336 communities with base prices ranging from approximately $161,000 to $1,000,000.
Beyond homebuilding, Meritage operates a financial services segment providing title and escrow services through Carefree Title Agency, Inc., insurance services through Meritage Homes Insurance Agency, Inc., and mortgage services through an unconsolidated joint venture. These ancillary operations generate additional revenue while enhancing customer experience throughout the home purchase process.
The company employs approximately 1,860 full-time employees distributed across management and administration, title and insurance operations, sales and marketing, and construction and warranty functions. Meritage's operational strategy emphasizes building affordable, move-in ready homes with simplified construction processes designed to compete effectively with the resale home market. The company maintains a 100 percent speculative home building strategy, pre-starting homes with preselected plans and features to minimize variability and create construction efficiencies.
Meritage differentiates itself through energy-efficient construction meeting or exceeding ENERGY STAR Version 3.1 standards, inclusion of smart home automation technology through the M.Connected Home Automation Suite, and a 60-day closing ready guarantee. The company has established relationships with external real estate brokers, with more than 90 percent of closings co-brokered, positioning it competitively within the residential real estate market. Founded through predecessor company Monterey Homes in 1985 and incorporated as Meritage Homes Corporation in 1996, the company has grown to become the fifth largest homebuilder in America.
