(NYSE: NHI) is a self-managed real estate investment trust established in 1991 that owns, leases, operates and finances high-quality real estate properties focused on senior housing communities and medical facilities. The company maintains its corporate headquarters and investor relations operations at www.nhireit.com.
NHI operates through two reportable segments: Real Estate Investments and Senior Housing Operating Portfolio (SHOP). The Real Estate Investments segment comprises the majority of revenues at approximately 72.3% from rental income, consisting of gross real estate investments of $2.7 billion across 176 properties in 32 states leased to 31 tenants under primarily triple-net lease arrangements. This segment includes 110 senior housing communities, 65 skilled nursing facilities, and one hospital, along with $218.7 million in mortgage and other notes receivable. The SHOP segment generates approximately 21.3% of revenues from resident fees and services and operates 26 senior housing communities with 3,009 units across 13 states through third-party managers, comprising 17 independent living facilities, six senior living campuses, and three assisted living facilities.
The company's senior housing investments are classified as either need-driven properties, including assisted living facilities, senior living campuses, and skilled nursing facilities, or discretionary properties, including independent living facilities and entrance fee communities. Medical facilities include skilled nursing facilities and hospitals. NHI structures its SHOP segment investments to comply with RIDEA requirements and utilizes taxable REIT subsidiaries for non-qualifying activities.
NHI funds its real estate investments through operating cash flows, debt offerings including unsecured and secured revolving lines of credit and term debt, and equity securities sales. For the year ended December 31, 2025, total revenues reached $375.6 million, with interest and other income comprising 6.4% of revenues. The company employs 32 full-time employees located primarily in Murfreesboro, Tennessee, with additional staff in Georgia, North Carolina, Oregon, Texas, and Florida. NHI competes with other REITs, private equity funds, healthcare providers, banks and insurance companies in acquiring, leasing and financing healthcare real estate properties.
