As of February 2026, Park Hotels maintains a diverse portfolio of 34 hotels and resorts containing approximately 23,000 rooms located in prime U.S. markets. The company strategically focuses on 21 core properties that contribute approximately 90 percent of hotel-adjusted EBITDA, with over 96 percent of rooms in the core portfolio classified as luxury or upper upscale. The portfolio includes properties branded under leading hospitality franchises including Hilton Hotels & Resorts, Hyatt Regency, Marriott, JW Marriott, Waldorf Astoria Hotels & Resorts, and Curio Collection by Hilton, among others.

Park Hotels operates through a traditional umbrella partnership REIT structure, with Park Intermediate Holdings LLC serving as the operating company. The company leases substantially all hotels to taxable REIT subsidiaries, which engage independent third-party operators to manage day-to-day operations. This structure enables the company to maintain REIT qualification while leveraging professional hotel management expertise.

The company's business strategy centers on operational excellence through active asset management, pursuing growth and diversification via prudent capital allocation, and maintaining a strong balance sheet. Park Hotels has divested 51 hotels since its 2017 spinoff from Hilton Worldwide Holdings, generating approximately three billion dollars to strengthen its financial position.
