Redwood Trust, Inc. (NYSE: RWT) operates as a specialty finance company focused on housing credit, with a mission to make quality housing accessible to all American households. The company occupies a unique position in the housing finance value chain, providing liquidity to growing segments of the U.S. housing market not well served by government programs. Redwood delivers customized housing credit investments to a diverse mix of investors through best-in-class securitization platforms, whole-loan distribution activities, and publicly-traded securities. Redwood operates across four reportable segments. The Sequoia Mortgage Banking segment consists of a mortgage loan conduit that acquires residential consumer loans from third-party originators for subsequent sale, securitization through the SEMT® (Sequoia) private-label securitization program, or transfer into the investment portfolio. In 2025, the company launched an additional conduit under the Aspire brand for expanded underwriting criteria loans. The CoreVest Mortgage Banking segment originates residential investor loans for securitization, sale, or transfer, including term loans and bridge loans secured by single-family rental and multifamily properties. The Redwood Investments segment consists of retained operating investments sourced through Sequoia and CoreVest securitizations and other third-party securities. The Legacy Investments segment, established in 2025, holds assets no longer aligned with core strategic objectives, including legacy unsecuritized loans and other non-core assets in active disposition.
As of December 31, 2025, Redwood employed 351 full-time employees, with 245 (70 percent) directly engaged in the Mortgage Banking platforms. Approximately 162 employees at CoreVest directly engage in loan origination. Employees are dispersed across offices in California, Colorado, New York, North Carolina, and Oregon, with certain employees working remotely. The company has elected to be taxed as a real estate investment trust (REIT) since 1994, with mortgage banking activities and mortgage servicing rights investments generally carried out through taxable REIT subsidiaries, while the portfolio of mortgage and real estate-related investments is primarily held at the REIT level.
