The company pursues a disciplined strategy focused on same-property net operating income growth, reinvestment of free cash flow into high-quality developments and redevelopments, and maintenance of a conservative capital structure with strong liquidity and carefully managed debt maturities.
The company has been an S&P 500 Index member since 2017 and ranks among the largest shopping center owners in the United States by revenues, number of properties, gross leasable area, and market capitalization. Regency's competitive advantages derive from its market positioning, property quality, surrounding demographics, tenant relationships, experienced leadership, and development and acquisition capabilities. The company emphasizes corporate responsibility across four pillars: its people, communities, ethics and governance, and environmental stewardship.
