The trust operates through two primary segments: net lease investments and hotel investments. As of December 31, 2025, Service Properties Trust owned 760 service-focused retail net lease properties comprising approximately 13.6 million square feet across 42 states, along with 94 hotels containing 21,243 rooms or suites located in 31 states, the District of Columbia, Ontario Canada, and San Juan, Puerto Rico. The company's total investment in these properties exceeds $9.9 billion.
The net lease portfolio generates annualized minimum rent of approximately $390 million from 181 tenants operating under 140 brands across 21 distinct industries.
