As of December 31, 2025, SITE Centers owns 19 shopping centers, including 11 centers held through two unconsolidated joint ventures, totaling 5.0 million square feet of gross leasable area across 13 states. The company also owns two adjacent office buildings in Beachwood, Ohio, comprising approximately 339,000 square feet, of which it occupies roughly 60,000 square feet and leases approximately 167,000 square feet to third parties. The portfolio achieved an aggregate occupancy rate of 85.9 percent on a pro rata basis, with average annualized base rent per occupied square foot of $22.61.
The company's primary revenue source derives from rental income generated by its portfolio properties. Additional revenue streams include management contracts with unconsolidated joint ventures and a Shared Services Agreement with Curbline Properties Corp., a separate publicly traded company created through a spin-off completed on October 1, 2024.
