Tejon Ranch Co. (NYSE: TRC) operates as a diversified real estate development company anchored by the Tejon Ranch Commerce Center, a 20 million square foot commercial and industrial development strategically positioned along Interstate 5 at the gateway between the Los Angeles Basin and California's Central Valley. The company's primary revenue engine is its Commercial/Industrial Real Estate segment, which generated $15.0 million in consolidated revenue during the fiscal year ended December 31, 2025. This segment encompasses the full cycle of real estate value creation including land planning, permitting, infrastructure construction, and building development. As of year-end 2025, the company's industrial portfolio was 100 percent leased and its commercial portfolio was 98 percent leased to nationally recognized tenants including IKEA, L'Oréal, Dollar General, Caterpillar, and Nestlé. The company operates through six reportable segments: Real Estate Commercial/Industrial, Multifamily, Real Estate Resort/Residential, Mineral Resources, Farming, and Ranch Operations.
Beyond its core commercial operations, Tejon Ranch operates across approximately 270,000 acres of contiguous landholdings in California. The Multifamily segment represents the company's expansion into residential rental communities, with Terra Vista at Tejon representing the first newly constructed apartment community within the commerce center, consisting of 228 units in its initial phase. The Mineral Resources segment generates recurring royalty income from third-party oil and gas extraction, rock and aggregate mining, and cement operations. The Farming segment operates permanent crops including wine grapes, almonds, and pistachios across the San Joaquin Valley floor, while the Ranch Operations segment manages grazing leases, game management, and land maintenance activities.
The company holds long-term real estate entitlements for three large-scale master-planned residential communities: Mountain Village, Grapevine, and Centennial, collectively comprising over 35,000 housing units and approximately 35 million square feet of future commercial development. The company's strategic focus centers on maximizing long-term shareholder value through development, leasing, and monetization of its land-based assets while maintaining environmental stewardship across its substantial California holdings.
