Two Harbors Investment Corp. (NYSE: TWO) operates as an internally-managed real estate investment trust focused on investing in, financing and managing mortgage servicing rights and Agency residential mortgage-backed securities. The company website is www.twoinv.com.
Two Harbors constructs a well-balanced portfolio consisting primarily of MSR, Agency RMBS, and related hedging transactions. Agency RMBS represent mortgage-backed securities whose principal and interest payments are guaranteed by U.S. government-sponsored enterprises such as Fannie Mae and Freddie Mac, or U.S. government agencies such as Ginnie Mae. MSR represent the contractual right to control the servicing of residential mortgage loans and collect servicing fees for performing servicing activities including collecting principal and interest payments from borrowers and distributing those payments to loan owners.
Through its wholly owned subsidiary RoundPoint Mortgage Servicing LLC, Two Harbors operates one of the largest servicers of conventional loans in the country. RoundPoint holds approvals from Fannie Mae, Freddie Mac, and Ginnie Mae to service residential mortgage loans and operates a direct-to-consumer loan origination platform established to benefit the MSR portfolio through retention and recapture of existing borrowers. RoundPoint also provides subservicing for mortgage loans underlying MSR owned by third parties.
The company maintains four office locations in Minneapolis, Minnesota; Fort Mill, South Carolina; Dallas, Texas; and New York, New York, with 486 full-time equivalent employees as of December 31, 2025. Two Harbors deploys moderate leverage to fund acquisition of target assets and increase potential returns to stockholders, utilizing repurchase agreements as primary financing sources for Agency RMBS and entering into various credit facilities to finance MSR assets and origination activities.
Two Harbors qualifies as a REIT for U.S. federal income tax purposes and maintains exemption from registration under the Investment Company Act of 1940. The company's investment strategy emphasizes managing interest rate, prepayment, credit, mortgage spread and financing risks while preserving book value to generate sustainable total returns. On December 17, 2025, Two Harbors announced a definitive merger agreement with UWM Holdings Corporation, with the transaction expected to close in the second quarter of 2026.
