Founded in 2004, Velocity Financial specializes in originating investor loans secured primarily by one to four unit residential rental properties, as well as multifamily, mixed-use, and commercial properties. The company generates revenue through loan origination fees, net interest income from its portfolio, and servicing fees. As of December 31, 2025, Velocity maintained a portfolio of loans held for investment totaling $6.5 billion in unpaid principal balance across 16,652 loans in 48 states and the District of Columbia. During 2025, the company originated 6,336 loans totaling $2.7 billion sourced through 1,777 different mortgage brokers.
Velocity's business model centers on originating loans through an extensive network of independent mortgage brokers and direct borrower relationships, then financing these loans through warehouse facilities and securitizations. The company has successfully executed 46 securitizations, issuing $10.6 billion in principal amount of securities between 2011 and 2025. The majority of loans are fixed-rate, fully-amortizing 30-year products, which comprised 87.9 percent of originations in 2025. In December 2021, Velocity acquired an 80 percent ownership interest in Century Health & Housing Capital, LLC, a licensed Ginnie Mae issuer and servicer providing government-insured FHA mortgage financing for multifamily housing, senior housing, and long-term care facilities. This acquisition expanded the company's product offerings and servicing capabilities.
