What this fund is
Objective, as filed

The investment objective of Cohen & Steers Institutional Realty Shares, Inc. (the Fund) is total return through investment in real estate securities.

Strategy, summarised

The fund employs a bottom-up relative value approach to select publicly traded real estate securities, using a proprietary valuation model that screens for attractive price-to-NAV ratios, cash flow multiples, and dividend yields, supplemented by fundamental analysis of property markets, management quality, and financial strength. The fund invests at least 80% of assets in real estate equities, including REITs and REIT-like entities, with up to 20% in foreign issuers. Because security selection depends on the manager's valuation judgments and estimates, portfolio returns will diverge from any benchmark.
