The company is externally managed by New York City Advisors, LLC, with property management services provided by New York City Properties, LLC, both under common control with AR Global Investments, LLC. As an externally managed entity, the company maintains no employees of its own. The company's business is conducted substantially through New York City Operating Partnership, L.P., a Delaware limited partnership.
The company's investment strategy emphasizes acquiring high-quality commercial real estate with strong tenant creditworthiness, targeting properties with 80 percent or greater occupancy at acquisition, and maintaining long-term leases to support stable cash flows. The company pursues expense reduction initiatives and seeks to maximize total returns to stockholders through a combination of realized appreciation and current income.
