What APARTMENT INVESTMENT & MANAGEMENT CO does
In the company’s own words
Apartment Investment and Management Company, trading as Aimco on the NYSE, operates as a self-administered and self-managed real estate investment trust focused on multifamily residential properties. The company conducts all business and owns all assets through Aimco OP L.P., its operating partnership, in which it maintains a 94.1% legal interest and 96.6% economic interest as of December 31, 2025. The company website is www.aimco.com.
Aimco's core business involves acquiring, developing, and managing apartment communities primarily in targeted U.S. markets, with particular geographic concentration in Florida, Chicago, the Washington D.C. Metro Area, and the Northeast region. The company operates as a pass-through entity for tax purposes, allowing it to avoid double taxation at both corporate and stockholder levels while distributing substantially all taxable income to shareholders.
On February 6, 2026, Aimco's stockholders adopted a plan of sale and liquidation, which contemplates the orderly sale of all company assets, wind-down of business operations, and voluntary dissolution. Under this plan, net proceeds from asset sales and cash on hand will be returned to stockholders following payment of liabilities and obligations. The company intends to continue managing its properties until sale to achieve an orderly liquidation process.
As of December 31, 2025, Aimco employed 50 full-time teammates performing asset management, development, transactional services, and corporate functions. The company maintains no unionized workforce. Prior to adoption of the liquidation plan, Aimco's mission focused on creating substantial value for investors, employees, and communities through strategic real estate investments and human capital development.
The company's business model emphasizes long-term value creation through property management excellence and strategic capital deployment. Aimco maintains REIT status, which provides significant tax advantages and enables efficient capital distribution to shareholders. The company's competitive positioning derives from its self-managed operational structure, experienced management team, and strategic property portfolio in high-demand markets, though the liquidation plan represents a fundamental shift from traditional growth-oriented operations to asset disposition and capital return.
