In the company’s own words
Clipper Realty Inc. (NYSE: CLIP) is a self-administered and self-managed real estate investment trust that acquires, owns, manages, operates and repositions multifamily residential and commercial properties in the New York metropolitan area. The company's website is www.clipperrealty.com.
The company was formed in 2015 to continue and expand the commercial real estate business of four predecessor entities established between 2002 and 2014 by principals of its management team. Clipper Realty completed a private offering in August 2015 and went public through an initial public offering in February 2017.
As of December 31, 2025, Clipper Realty's portfolio consists of eight properties located in Manhattan and Brooklyn. The portfolio includes Tribeca House, a two-building residential and retail complex in Manhattan; Flatbush Gardens, a 59-building residential housing complex with 2,494 rentable units in Brooklyn; two office buildings at 141 Livingston Street and 250 Livingston Street in Brooklyn; Aspen, a residential and retail building in Manhattan; and three additional residential buildings including Clover House, 1010 Pacific Street, and The Dean Street property in Brooklyn. The company operates through two reportable segments: residential rental properties and commercial rental properties. During the fiscal year ended December 31, 2025, approximately 78 percent of revenues derived from residential rents, with the remainder from commercial and retail rental customers.
The company employs 161 people who provide property management, maintenance, landscaping, construction management and accounting services. Certain employees are covered by union-sponsored, collectively bargained multiemployer defined benefit pension and profit-sharing plans. The company's properties benefit from New York City's supply constraints, high barriers to entry, and long-term prospects for job creation and rental rate growth. The company's competitive strengths include its diverse portfolio in the New York metropolitan area, expertise in redeveloping multifamily residential properties, an experienced management team with a proven track record in New York real estate, and strong internal rent growth prospects. In May 2025, the company completed the sale of 10 West 65th Street in Manhattan.
