The company operates through three primary segments: CoreCivic Safety, CoreCivic Community, and CoreCivic Properties. CoreCivic Safety consists of 44 correctional and detention facilities with approximately 68,000 beds of design capacity, representing 91.7% of segment net operating income. CoreCivic Community operates 20 residential reentry centers with approximately 4,000 beds of design capacity and provides electronic monitoring and case management services, contributing 5.1% of segment net operating income. CoreCivic Properties owns five correctional real estate properties with approximately 8,000 beds of design capacity, accounting for 3.2% of segment net operating income.

As the nation's largest owner of partnership correctional, detention, and residential reentry facilities and one of the largest operators of such facilities in the United States, CoreCivic owns or controls via long-term lease approximately 57% of all privately owned prison beds in the United States and manages approximately 41% of all privately managed prison beds. The company's customer base consists primarily of federal, state, and local government agencies, with federal authorities including Immigration and Customs Enforcement, the United States Marshals Service, and the Federal Bureau of Prisons. Federal customers represented 54% of total revenue in 2025.

CoreCivic operates with a total compensated occupancy rate of 77% across its Safety and Community facilities. The company provides comprehensive services including facility management, security, staff recruitment, maintenance, and inmate and resident services. Beyond basic residential services, CoreCivic offers evidence-based rehabilitation and educational programs including basic education, career and technical training, substance abuse treatment, faith-based services, and reentry preparation programs designed to reduce recidivism.

Founded in 1983 as a Maryland corporation, CoreCivic maintains its principal executive offices in Brentwood, Tennessee. The company's website is www.corecivic.com.
