Fidelity National Financial, Inc. (NYSE: FNF) is a leading provider of title insurance, escrow services, and transaction-related solutions to the real estate and mortgage industries, alongside insurance solutions serving retail annuity and life customers. The company operates through three primary reportable segments: Title, F&G, and Corporate and Other.
The Title segment, representing the majority of the company's traditional business, operates through five title insurance underwriters—Fidelity National Title Insurance Company, Chicago Title Insurance Company, Commonwealth Land Title Insurance Company, Alamo Title Insurance, and National Title Insurance of New York—collectively holding approximately 32 percent of the U.S. title insurance market as of the third quarter of 2025. This segment provides title insurance policies, escrow and closing services, trust activities, trustee sales guarantees, recordings, reconveyances, and home warranty products. The company maintains approximately 1,300 direct title offices and relationships with approximately 5,100 independent agents nationwide. Through its ServiceLink Holdings subsidiary, FNF also provides mortgage transaction services including title-related services and facilitation of mortgage loan production and management.
The F&G segment, in which FNF maintains approximately 70 percent ownership following a December 2025 distribution, operates as a separate publicly traded company providing insurance solutions through its subsidiaries Fidelity & Guaranty Life Insurance Company and Fidelity & Guaranty Life Insurance Company of New York. F&G markets deferred annuities including fixed indexed annuities and registered index-linked annuities, fixed rate annuities including multi-year guarantee annuities, immediate annuities, indexed universal life insurance, funding agreements, and pension risk transfer solutions to retail and institutional clients through approximately 26 leading banks and broker dealers and approximately 300 independent marketing organizations representing nearly 187,000 independent agents and financial advisors.
