What INTERGROUP CORP does
In the company’s own words
InterGroup Corporation (NASDAQ: INTG) operates as a diversified real estate and investment company with a primary focus on hotel and multifamily residential properties. The company's website is www.intgla.com. Founded in 1985 as the successor to Mutual Real Estate Investment Trust, which was established in 1966, InterGroup maintains a commitment to social responsibility alongside shareholder value creation.
The company's core business centers on the ownership, operation, and management of real estate assets. Through its majority-owned subsidiary Portsmouth Square, Inc., InterGroup owns and operates the Hilton San Francisco Financial District, a 544-room full-service hotel located in San Francisco's Financial District. The hotel operates under a Hilton franchise agreement extending through January 2031 and is managed by Aimbridge Hospitality under a management agreement that includes base fees of 1.70 percent of total hotel revenue plus potential incentive fees. The hotel property includes a five-level underground parking garage and event space leased to the Chinese Culture Foundation.
Beyond its hotel operations, InterGroup maintains a diversified portfolio of sixteen apartment complexes, one commercial real estate property, and three single-family houses located throughout the United States, with concentrations in Texas and Los Angeles County, California. All operating real estate properties are managed in-house. The company also generates income through investments in marketable securities, including corporate equity and debt securities, publicly traded investment funds, mortgage-backed securities, and real estate investment trust securities.
As of June 30, 2025, InterGroup employed thirty corporate office and multifamily operations staff members, with an additional 187 hotel employees, approximately ninety percent of whom are represented by labor unions. The hotel workforce operates under collective bargaining agreements with three unions, with agreements extending through 2028 to 2030.
The company's investment strategy is overseen by an Executive Strategic Real Estate and Securities Investment Committee of the Board of Directors, which establishes guidelines for securities investments and approves real estate acquisitions. InterGroup finances its investments through cash, securities, and debt, subject to board approval. The company may utilize margin for securities purchases and has historically employed short positions in marketable securities to offset market risks or provide additional return opportunities.
