The company focuses exclusively on short-term, secured, non-banking loans commonly referred to as "hard money" loans to real estate investors throughout the New York metropolitan area, including New Jersey and Connecticut, as well as in Florida. These loans fund property acquisition, renovation, rehabilitation, and improvement activities. Manhattan Bridge Capital qualifies as a real estate investment trust for federal income tax purposes and maintains this status by distributing at least 90 percent of REIT taxable income to shareholders annually.
The company's loan portfolio consists primarily of first mortgage liens on residential and commercial properties held for investment. As of December 31, 2025, the company maintained 88 outstanding loans with a principal amount of approximately $60.7 million, with a weighted average contractual interest rate of 11.12 percent. Residential properties secure approximately 86 percent of the portfolio by interest earned, while commercial and mixed-use properties comprise the remainder. The typical loan ranges from $40,000 to $3.6 million, with maximum loan amounts capped at the lower of 9.9 percent of the aggregate loan portfolio or $4 million. Loans generally feature fixed interest rates between 9 and 12.5 percent annually, with origination fees ranging from zero to 2 percent of the principal amount.
Manhattan Bridge Capital employs six full-time employees and relies on external professionals including appraisers, title insurers, and attorneys to support operations. The company maintains credit facilities totaling $42.5 million through Webster Bank and Flushing Bank, providing a $32.5 million credit line, and Valley National Bank, providing a $10 million credit line. The company's business model emphasizes disciplined underwriting, quick loan approval and funding capabilities, and flexibility in structuring loans to meet borrower needs. Since commencing operations in 2007, the company has never foreclosed on a property, instead utilizing loan renewals and extensions to help borrowers avoid premature sales or refinancing.
