The company maintains a diversified portfolio of residential mortgage-related assets, including non-agency loans, agency-eligible loans, home equity loans, and residential mortgage-backed securities collateralized by these loan types. Additionally, MITT holds commercial loans and commercial mortgage-backed securities acquired through its December 2023 acquisition of Western Asset Mortgage Capital Corporation, which expanded the company's market capitalization by approximately 45 percent. The company also maintains an approximate 66 percent ownership interest in Arc Home, LLC, a residential mortgage loan originator and servicer engaged in originating and selling residential mortgage loans while retaining mortgage servicing rights on certain loans.
MITT is externally managed by AG REIT Management, LLC, a wholly-owned subsidiary of TPG Inc., a leading global alternative asset management firm with $303.0 billion in assets under management as of December 31, 2025. The company has no employees; all officers and dedicated personnel are employees of TPG or its affiliates. This structure provides MITT access to TPG's Credit platform expertise, proprietary securitization capabilities, and established industry relationships.
The company's primary income sources include net interest income from its investment portfolio, changes in fair value of investments and hedges, and income from its Arc Home investment through mortgage banking activities and servicing income. MITT finances its acquired loans through short-term repurchase agreements and warehouse facilities, subsequently utilizing TPG's securitization platform to secure long-term, non-recourse, non-mark-to-market financing. The company qualifies as a REIT for federal tax purposes and maintains an exemption from registration under the Investment Company Act of 1940. MITT was incorporated in Maryland in March 2011 and commenced operations in July 2011, changing its name from AG Mortgage Investment Trust, Inc. effective December 16, 2025.
