(NYSE: HIW) is a fully integrated real estate investment trust headquartered in Raleigh that owns, develops, acquires, leases and manages office properties primarily located in the best business districts of Atlanta, Charlotte, Dallas, Nashville, Orlando, Raleigh, Richmond and Tampa. The company operates through Highwoods Realty Limited Partnership, its operating partnership, in which it holds approximately 98.2% of common units as of December 31, 2025.

The company's primary business is the operation, acquisition and development of office properties concentrated in highly energized and amenitized workplace locations designed to support tenant talent attraction and retention. Highwoods maintains a fully integrated operating model, meaning it generally staffs the leasing, management, maintenance and customer service of its own portfolio rather than outsourcing these functions to third parties. This approach enables the company to provide cost-effective services such as build-to-suit construction and space modifications while maintaining direct relationships with customers and gathering market intelligence not typically available to outsourced operators.

As of December 31, 2025, Highwoods employed 315 full-time employees across division offices in Atlanta, Nashville, Orlando, Raleigh and Tampa, with shared corporate services based in Raleigh.
